Builder’s risk policy is an insurance coverage which indemnifies against fire, natural calamities like wind, lightening and floods, against collapse and theft of building materials. The builders risk insurance coverage is intended for the construction period only and usually starts when the first set of materials is delivered to the site and ends when the owners accept the property for occupancy.
The builder’s risk policy is bought by the owners or by the general contractor in charge of constructing the building. In some cases, this insurance may be mandatory if it is requirement under the city or state building codes. Purchasing a builders risk policy is through an insurance agent. At the time of buying the policy, you will need to give information about the expected cost of the project, description, details about the contractor and the number of floors. You will also be required to inform the insurance agent of the steps taken to ensure protection of the building while it is under construction. Provide information on if the building is likely to be fenced off in order to protect the general public from any hazards which may arise during the construction.
You will also be required to submit a copy of the contract to the contractor insurance agent. The anticipated date of completion is also required to be given to the agent.
